In the last 5-10 years the buzz-word in international development and investing has been “BRICs”; an acronym for Brazil, Russia, India and China. This is where people are told to invest to get massive returns in these emerging and now booming economies – returns that are impossible in fully developed areas like North America and Europe. And many have made fortunes virtually overnight by doing so. However, all these countries, while certainly lucrative, have major risks attached to them… personal safety issues, culture shock, language barriers, corrupt officials, etc. There is however an extremely lucrative alternative, with NONE of the inherent risks involved with investing in BRIC economies…
Uruguay.
And now is the time to invest. Imagine investing in Monaco or Hong Kong or Rio de Janeiro or Macau, BEFORE the economic boom. Uruguay has shown tremendous returns over the last 5 years, but the boom is just about to happen.
Strict finance and banking secrecy laws in Uruguay keep your investments bulletproof safe; there is no place more secure to make an investment – much more secure than even North America. Low to no taxation policies in Uruguay, both business and personal, skyrocket net profits and protect the principal investment, and personal assets. Investment, banking and real estate documents are normally created and provided in both English and Spanish.
Regarding property investments, there are 4 primary real estate investment areas; they are very different from each other in look and feel, but all are very lucrative. The first is Punta del Este and the world’s next Monaco and Monte Carlo. Punta del Este is a world-class beach resort that has been the playground of rich Europeans for decades. Punta del Este remains South America’s premier beach resort, with a superb real estate market and great rental returns (). The second is world-class, affordable, safe and fun, and also the nation’s capital, Montevideo (shocking info on real estate prices in Montevideo – Montevideo video). Third is a colonial town, simply called Colonia – it’s a 1 hour ferry from the world’s 9th largest city, Buenos Aires, and a major tourist destination for Argentines and tourists to Argentina. Last but not least is the “rural urban town” of Punta del Diablo that grows exponentially in size and attracts record numbers year after year. A haven for surfers, extreme sports enthusiast, outdoors types, and those that want a more rural feel to their vacation time, with conveniences nearby. And all these cities are no more than 45 minutes to 3 hours (picturesque) drive from each other. Here’s a map of Uruguay (map 2) to get a feel – look for the 4 cities, they’re all along the southern and eastern coast (Punta del Diablo is in the North East, just below the city of Chuy and does not show on the maps). And a map of South America (map 2) to understand better Uruguay’s size and location – look to the right, and down the coastline; notice how tiny the country is.
We currently have several partners, friends and associates in the region that can easily provide online and phone traffic to maximize rentals and bookings. We also have several online advertising methods that have secured, through short-term vacation rentals, a 100% return on mortgage payments for rentals in Buenos Aires over the last 6 months. North Americans and Europeans are now coming in droves, and we have the connections in place to secure them as renters. We have all the tools, we now only need units to rent.
Quick Summary of Opporunity:
Investments will be organized, managed and executed by a legal equivalent to a real estate investment trust (aka REIT, common in the US and Canada). Investment units are $5,000 USD; we are looking to provide up to 100 units (initially). Investment reach will be expanded further by stable and safe seller financing contracts, as well as auction sales – so, while we look to capitalize up to $500,000 to start, we will use that to secure and control and profit from over $5 million in property. In other words, each $5,000 investment will potentially represent $50,000+ worth of property assets.
The investment units will be managed securely and effectively, with monthly reports to make you aware of actions and track results. All activities will be overseen by North Americans (primarily myself) and reports provided in English. Rental Example:
In Punta del Este a 1 bedroom apartment purchased for $40,000 USD provides over $7,000 in rental income in 3 months of high-season (Dec-Feb). Owner shuts apartment for the other 9 months happy with his return. However, this unit could easily be kept open year round for 50-100% more revenue. So, that’s an annual cash return of 20-30%, while the property continues to grow in value. This property purchased in 2008 for $40,000 is now valued at $80-90,000. This unit is owned by a friend.
